ROOF RESTORATION COSTS PERTH
If you are considering a roof restoration you have found the right people to do it for you! roof restoration costs
We will cover the roof restoration costs further down the page, but initially lets see if you really need a full roof restoration as that is the most important starting point. roof restoration costs
Firstly, a roof restoration is in itself a BIG project and here is why. roof restoration costs
A fairly normal reason most people ‘NEED’, a roof restoration is because their roof timbers have sagged or moved that much the tiles now let in water. A roof sag is fairly easy to see, the roof literally dips down in an area of the roof. A large sagging roof could mean it dips in many areas which will look like one BIG concaved area.
It is well worth ensuring you have the above roof sagging problem, by looking yourself. Look at your roof from different angle and ideally get on the roof to check more closely. roof restoration costs
The reason we say this, is because the vast majority of people who call wanting a roof restoration inspection, do not end up needing a restoration at all. Work done on the roof, sure. Fix leaks and maybe do long overdue maintenance, but not a restoration project.
It is also worth noting, a few Perth companies have in the past charged clients for a roof restoration, even when they really don’t HAVE to have one. The problem and fault in this instance lies with both the client and the roofing company. It goes without saying if a client calls up 3 or 4 companies to arrange a roof restoration quotation, they are most likely going to get quotes for it accordingly, by the sales staff, sent out to see you. The definition of a salesman, is someone who is going to try to sell you something. roof restoration costs
We would seriously do the very odd roof restoration, as it is not so common for people’s roofs to need one, having said that here are prices to start off with to help you formulate a budget. roof restoration costs
Roof Replacement Costs
A fairly simple roof with a single or double pitch, with easy vehicle access an average 3 x 1 sized roof, would start from $70 per square metre. Variations to this start when the roof top is steep, restricted site access, unit or town house sized roofs, asbestos cement roofs and outside the metro area. If variations to the normal apply to you then allow from $120 – $140 per square metre.
Concrete tiled roofs are the least expensive, followed by terracotta kiln baked tiles and then colorbond metal roofs. All your quotes need to include the removal and disposal of the existing roof, new materials to be used, any reused materials, labour, and the final clean up costs.
Roof Cleaning CostS
Generally clients want the roof cleaned, and with a high pressure machine, we use industrial strength machines. Sometimes it can happen that the tiles are that dirty they need a chemical agent to help remove the dirt. In those cases sometimes a chemical maybe required. roof restoration costs
• Concrete tile high pressure cleaning starts at approximately $2.20 per square meter.
• Terracotta tile high pressure cleaning starts at approximately $4.20 per square meter.

Roof Painting CostS
Roof painting is not just about painting the roof with a spray gun. The most important part is to do a decent preparation.
Preparation – It is obvious that a very good detailed high pressure clean needs doing prior to having it painted. This is the time to ensure all of the roof is in good condition, any maintenance or repairs should be completed at this stage. Repairs required must be carried out before painting. Costs can vary greatly according to the condition of your roof.
Materials – We highly recommend using a primer and a sealer to ensure the paint coats lasts as long as possible. We use 2 pac paint brands and depending on the type of roof usually costs on average $25 per square metre.
Labour – Labour for roof painting would be approximately $50 per hour. roof restoration costs
